What It Involves
A Skylight Is a Hole in the Roof. The Flashing Is What Keeps It Dry.
A skylight stays watertight because of the flashing kit that integrates it with the roof, not because of sealant around the frame. When skylights leak, it is almost always a flashing problem or a unit that has reached the end of its life, and another bead of caulk does not fix either one.
We install new skylights and replace existing ones. Replacement means removing the old unit, inspecting the framing and deck around the opening, installing the new unit with a full manufacturer flashing kit, and integrating it with the surrounding shingles so water sheds around it.
If the roof is being replaced, that is the right time to replace aging skylights. Doing it later means disturbing a new roof.

Signs a Skylight Needs Attention
Skylights fail in a few predictable ways. These are the ones to watch for.
Water Stains Around the Frame
Staining on the drywall around the skylight opening means water is getting past the flashing or the seal.
Fogging Between the Panes
Condensation trapped inside the glass means the seal has failed. The unit will not clear on its own and is losing its insulating value.
Cracked or Yellowed Glazing
Older acrylic skylights yellow and crack with sun exposure. They are past protecting the opening.
Roof Replacement Coming Up
If the roof is being replaced, aging skylights should be replaced at the same time rather than reinstalled and disturbed later.
Drafts or Condensation Inside
Air movement or moisture on the inside of the glass points at a failed seal or poor installation.

Match the Skylight to the Roof's Age
A brand-new skylight in a roof that will be replaced in three years means disturbing it again. Plan both together where possible.
Fixed vs. Venting
Venting skylights open for airflow and cost more. Fixed units are simpler and less prone to problems. Bathrooms and kitchens often benefit from venting.
Placement
A skylight's position affects light, heat gain, and glare. South-facing units bring in more heat. We will talk through what the room needs.
